This spacious 57-sqm apartment is located on the 3rd floor with elevator access. The fully equipped kitchen includes a sink, toaster, electric kettle, refrigerator, stove, microwave, oven, Nespresso coffee machine, and dishwasher. You’ll also find a full set of dishes, cutlery, and kitchenware, as well as pots, pans, and utensils. The apartment includes a clothes washing machine and drying rack. The bedroom is street-facing and furnished with a double bed and a high-quality mattress, ensuring a comfortable night’s sleep. Professionally laundered sheets, comforters, pillows, and bath towels are provided for each guest. - Check-in starts from 3:00 PM. Late check-in fees may apply after 7:00 PM (see below). Late check-in is subject to availability and must be scheduled at least 24 hours in advance. The host reserves the right to decline late check-ins if all check-in requirements are not met.

- Damage deposit: A damage deposit of 800€ is required before arrival, refundable upon inspection.
- Strictly non-smoking property.
- Pets are not allowed.
- The apartment is not suitable for parties, events, or photoshoots. Maximum occupancy is 4 guests, including children and infants.
- The main booker must be at least 35 years old. Unaccompanied minors are not allowed.
A noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom.
The apartment is ideally located within walking distance of the Champ de Mars, perfect for a morning jog, a relaxing picnic, or a sunset stroll beneath the iconic Eiffel Tower. Nearby, you’ll find Les Invalides, home to one of Paris’s finest history museums, and the Rodin Museum. The River Seine is also close by, with easy walks to the Champs-Élysées or Palais de Tokyo. A short metro ride takes you to the Latin Quarter, where sights like La Sorbonne and the newly renovated Panthéon await. Le Marais is easily accessible for Sunday shopping and dining when much of Paris takes a rest. House Rules & Policies
ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.
Age Requirement: Minimum check-in age is 35. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.
Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to €800.
Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.
Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.
Cleaning & Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to €800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.
Check-In/Check-Out Times:
Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
Late Check-In: €50 fee between 7:00 PM - 10:00 PM; €90 after 10:00 PM. After 1:00 AM: €120
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
Keys: Lost or damaged keys/key fobs will incur a fee of €200 for keys and €300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.
Mail & Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.
Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.
No Pets Allowed: Please refer to the pet policy for further details.
No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to €10,000.
Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.
Non-Smoking Property: Smoking is strictly prohibited both indoors and in any building common areas. Violations will result in forfeiture of the damage deposit. By booking, you acknowledge and agree to abide by these house rules.

Management reserves the right to enter the property for necessary purposes, such as inspection, maintenance, or showings to potential renters. Entry will be with reasonable notice, except in cases of emergency. Property viewings are typically scheduled between 8:00 AM and 7:00 PM.
