This 45-sqm apartment is situated on the 1st floor with an elevator. The living area is furnished with a comfortable sofa, flat-screen TV, and a dining table with chairs. This space can also serve as a home office, with a high-speed Wi-Fi connection (1 Gbps) suitable for remote work or video calls.
The kitchen is fully equipped with a sink, toaster, electric tea kettle, refrigerator, stove, Nespresso coffee machine, dishwasher, and more. Guests have access to full sets of dishes, cutlery, pots, pans, and kitchen utensils. A combination clothes washer and dryer are included for your convenience. An iron, ironing board, vacuum, mop, and broom are also provided.
The bedroom faces the street and features a queen-size bed with a high-quality mattress for maximum comfort. Professionally laundered sheets, comforters, pillows, and pillowcases are provided, along with bath towels for each guest.

The apartment is professionally cleaned and sanitized before each arrival. It is heated during the winter months and includes air conditioning. In rare cases of AC malfunction, immediate repair may not be guaranteed.

ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.
Age Requirement: Minimum check-in age is 35. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.
Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to €800.
Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.
Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.
Cleaning & Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to €800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.
Check-In/Check-Out Times:
Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
Late Check-In: €50 fee between 7:00 PM - 10:00 PM; €90 after 10:00 PM. After 1:00 AM: €120
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
Keys: Lost or damaged keys/key fobs will incur a fee of €200 for keys and €300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.
Mail & Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.
Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.
No Pets Allowed: Please refer to the pet policy for further details.
No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to €10,000.
Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.
Non-Smoking Property: Smoking is strictly prohibited both indoors and in any building common areas. Violations will result in forfeiture of the damage deposit. By booking, you acknowledge and agree to abide by these house rules.
